To provide developers and home-buyers with more choices for private housing, the Urban Redevelopment Authority (URA) has released three residential sites at Bedok South Avenue 3, Jervois Road and Boon Lay Way for sale today.
The land parcels at Bedok South Avenue 3 and Jervois Road are launched for sale under the Confirmed List, while the site at Boon Lay Way is made available for application for sale under the Reserve List of the 2nd half 2011 (2H2011) Government Land Sales (GLS) Programme. Together, the three sites released for sale today can potentially yield about 1,325 units, adding to the 21,560 units which have been launched for sale under the GLS Programme this year.
Details of the three residential sale sites are as follows:
Land Parcel at Bedok South Avenue 3
The 2.8ha land parcel is located in the eastern region of Singapore. Located near to Tanah Merah Interchange Station, future residents will enjoy convenient public access to all parts of the island. It is also well connected to major arterial roads and expressways such as ECP and PIE.
Land Parcel at Jervois Road
The land parcel, with a site area of about 0.8ha, is located in an established residential estate in at the fringe of the city centre and near Redhill MRT Station. The site can potentially yield about 140 housing units.
Land Parcel at Boon Lay Way
The land parcel is located in Jurong Gateway, which is envisioned to be Singapore’s largest commercial hub outside the city centre, with a good mix of office, retail, hotel, entertainment, food & beverage (F&B) and other complementary uses. With a site area of about 1.1ha, the land parcel can potentially yield about 590 housing units. Residents will enjoy convenient access to all parts of the island via Jurong East MRT Station, which is located nearby.
Other Details
Tender for the residential sites at Jervois Road and Bedok South Avenue 3 will close at 12 noon on 2 and 9 February 2012, respectively. Selection of the successful tenderer will be based on the tendered land price only.
Under the Government’s Reserve List system, the land parcel at Boon Lay Way will be released for sale if the criteria for the triggering of the site are met1. When the site is put up for tender, a tender period of about 4 weeks will be allowed before the tender closes.

Developer’s packets containing details of this site and conditions of tender are available at $107 each (inclusive of GST). These can be purchased from the Customer Service Counter on the 1st storey of The URA Centre, 45 Maxwell Road, Singapore 069118. The developer’s packets can also be purchased via URA-Online at http://www.ura.gov.sg/sales/sale_of_developer’s_packet.html at a cost of $107 (excluding delivery charges) for local and overseas purchasers.
1 The Government will put up a Reserve List site for public tender if it receives an application from a developer who commits, by signing an agreement and paying a deposit of 3% of the bid price, to bid for the site at or above the minimum price which is acceptable to the Government. The Government will also consider launching a Reserve List site for sale if it receives sufficient market interest for the site. A site is deemed to have received sufficient market interest if more than one unrelated party submit minimum prices that are close to the Government’s Reserve Price for the site within a reasonable period.
